Foundation Supports Student Achievement In Denver Schools
The Denver Public School Foundation is a “portal” for community and business philanthropy for the Denver schools. Originally started in 1984, it played a passive role in the Denver schools, until it was revitalized in 2002.
The purpose of the Denver schools’ foundation is to raise and manage funds in support of the district’s ambitious plan to improve student achievement. The Denver schools leadership develops the funding areas, and the foundation drives community investment and builds partnerships with local businesses. The price tag for improving student academic achievement is much higher than the available monies provided through annual city, state and federal funding.
During the 2005-2006 school year, the foundation’s accomplishments show it to be a vital arm of the Denver schools’ scholastic achievement initiative. Here are the major highlights:
• The foundation raised $750,000 to implement the first Principals’ Institute that was held in June 2006. Leadership training, designed to improve student achievement, was provided to 130 Denver schools’ principals, and new strategies were developed by the principals to transform their schools into effective learning organizations. The Denver schools principals will continue to be supported in their objectives in 2006-2007 by attending monthly professional development sessions that began in August.
• The foundation raised $250,000 to implement DPS Success, which provides supplemental instruction in math and literacy to students in grades three through ten. During the 2005-2006 school year, 558 teachers provided extra tutoring instruction to approximately 8,400 students in 82 schools.
• The School Partners Program was launched with $250,000 raised by the foundation. The program will create tailor-made partnerships between the Denver schools and Denver area businesses, raising even more support for the Denver schools initiatives in the future.
• The A to Z Fund was developed to provide funding support for individual school programs and projects, ensuring that every student has an equal opportunity to access the same types of activities and further enrich the learning experience of Denver schools students. The goal is to raise $100,000 by December 2006, with the first funding cycle beginning in February 2007.
• The foundation facilitated the requests of numerous donors, who wanted their donations to underwrite specific projects. Some of the projects were library improvement, health and safety education programs, new gymnasium scoreboards, and athletic equipment.
• The Lights On After School initiative was developed to advance the quality of after-school programs in support of the Denver schools students. The following accomplishments are from this program:
o $658,000 in grants was awarded to 87 elementary and middle schools to support their after-school programs that served approximately 8,500 Denver schools students.
o Over $260,00 ensured that 3,000 middle school students could participate in competitive after-school sports.
o A study, released in April 2006, showed that multiple-year participation in quality and diverse after-school programs in the Denver schools does result in positive student achievement and school attendance.
o Phillips Elementary School improved its reading test scores for third graders from 45 percent proficient or advanced in 2004 to 89 percent in 2005. The school attributes its successes to Lights On After School tutoring.
o Tom Roberts, a Morey Middle School student, finished first at the Denver-metro Math Counts competition in March 2006. Math Counts at Morey is funded by the Lights On After School initiative.
During the 2006-2007 school year, the foundation will continue to support the above initiatives, as well as the following:
• Teacher Induction Program — support new teachers during their first three years of service in the Denver schools, and
• Science Program — enhance the current science program by supporting new elementary school science curriculum and providing high quality materials for the new Science Resource Center.

Small Business: Learn Your Options For Start Up Capital
You have to spend a buck to make a buck, and starting a company proves that rule. Often, people looking to open a business need to invest in some start-up equipment or consumables and those items can be costly. The long term shows promise, but having a solid foundation to open your business is important. So just what are the options for finding enough funds to get your company off the ground?
Your first and easiest source of start-up funding may logically be your friends and family. They know you, your dreams, goals and ideas, and they know how motivated you are to carry out the plans that you’ve surely told them about already. However, entering into a business relationship with friends and family isn’t always a good idea. These people won’t be able to be objective about their contribution and may only be providing you money based on personal feelings. Money and emotions should never mix. In addition, finding other sources of investors that are experts in the field may prove to be more useful, as these individuals can provide you with advice and counsel for your business.
Before accepting money, be sure to have a frank discussion on what will happen if the business fails. Be sure that you have a backup plan for repaying loans. They are generally reluctant to invest in brand new businesses unless they are backed by impeccable personal credit. Even then, you must be prepared to demonstrate hard numbers as opposed to projections. Signed contracts from customers, a lot of collateral, and a willingness to forgo your own salary can all help to convince a bank.
Do not overlook creative means of financing your new venture. In many cases, you can start operations on a shoestring, and gradually build your company by re-investing your profits. This works best for companies that require little or no inventory and are, at least initially, run from a home office rather than a storefront. You may be able to tap into your retirement fund for startup capital. Credit cards are an option, but should be used sparingly. Talk with the Small Business Administration about their financing programs. Matthew Lesko’s “Free Money” books offer a compilation of funding sources ranging from the common to the obscure. Using Private Money to Fund Your Real Estate Deals
One of the most valuable abilities you can have at your disposal as a quick turn real estate investor is the ability to raise cash from private sources to meet any funding need. If you become an expert at raising private money you will have developed a skill that is highly valuable to you as well as to those you work with.
The potential uses of funds from private money are limited only by the bounds of your creativity, but there are some common scenarios where they can be applied to great effect. For rehab investors (you or your buyers) private funds can be used for purchase and repair costs and paid back when the property is sold or refinanced.
If a juicy deal is about to go down the tubes due to a premature foreclosure, you can use private funds to postpone the foreclosure and save the deal, paying the money back when it closes. Another instance where fast private funding can come in handy is any time you want to execute a double closing and the title company requires that you have the cash on hand for the purchase.
This money can be borrowed and paid back extremely quickly, perhaps within a few days. There may also be a circumstance where an individual who can’t qualify for conventional financing has enough equity in a property to convince a private lender to lend money for a purchase or refinance.
Who are private lenders? Basically they’re ordinary people, with the qualifying feature that they have some sort of substantial savings or assets that are not earning them a significant return. This might exist in the form of cash in a savings account or CD, in the form of low yield bonds or stocks, or it might be held in the form of a self directed IRA.
It is important to realize that your private lender does not necessarily have to loan you the cash themselves, but can use their assets to secure a loan on your behalf from a conventional lending institution. For example, if your private lender owns some municipal bonds earning 6% which she is willing to pledge to secure a loan on your behalf, you could offer her a 6% return on the cash you borrow and she would double her earnings, since her bonds would continue to earn 6% while you are using the cash.
Knowing who private lenders are is important, but so is knowing how to acquire their contact information. If you handle your business appropriately finding these individuals should happen on a regular basis.
There are three techniques to build your list of private lenders.
The first is networking; as you talk to your colleagues and others in the business, make a habit of asking what private lenders they use and granting favors in exchange for referrals. The second is canvassing your existing wholesale buyers by asking them if they lend money for real estate transactions. The third is cultivating new private lenders by asking “Have you considered investing in real estate?” whenever you encounter a qualified individual.
Negotiating with private lenders should not be difficult. Simply offer them security with a low LTV and guaranteed repayment and an interest rate that will be better than what they’re already getting, and ask for reasonable terms in exchange: long term or short term amortization, a balloon note at the date of your choice, no monthly payments; these are all reasonable things to ask for if your deal is solid.
